Tioga performs environmental assessments for our clients considering purchasing a property, pursuing refinancing of a loan, or completing the due diligence process for development. Our environmental professionals have extensive experience in conducting assessments on all types of properties using the Phase I and II ASTM Standards or in accordance with the National Environmental Policy Act (NEPA).
A Phase I Environmental Site Assessment is the first step in identifying potential issues and consists of a site visit and records review. These assessments can lead to additional subsurface investigations (Phase II Assessments), which may be necessary to fully characterize the risks of a site. A Phase II Assessment can include sampling of soil, groundwater, vapor or other hazardous materials to determine the environmental risks associated with a property.
If you own property that is registered with the State of Tennessee Underground Storage Tank or Dry Cleaner Program, we can perform investigations to confirm your compliance with the rules of the program. We also perform ongoing monitoring at landfill sites, properties undergoing remediation, and facilities wishing to track their environmental fingerprint.
When you’re working with a federally financed or permitted facility, we can provide environmental assessments in accordance with NEPA regulations. The components and focus of these assessments can vary based upon the source of the funding and reviewing agency. Tioga can complete the entire submittal package for you or fulfill technical requirements while you correspond with the reviewing agency.
